June 2024 Vacation Rental Data

What has the vacation rental market looked like over the past 5 years in the month of June? Are we seeing growth in demand in the vacation rental market?



We analysed data from 2019-2024 for the month of June to see how June looks this year compared to a pre-covid June. What has June see and what is it trending towards now?


  1. Costa Rica Macro Data

    In the first 2 quarters of 2024 there have been 1,304,991 international tourists that have arrived via air. That is an increase of 15% from 2023. It is also the most international arrivals that Costa Rica has ever had!


  2. June Vacation Rental Data

    Over the last 12 months there has been a 20.6% increase in the total number of listings across Costa Rica*. Or 5,905 new Airbnbs. *This only includes Airbnbs that are private accommodations. The average occupancy in Costa Rica has increased from 38.92% in May to 42.13% in June. a 3.21% increase. The Average Daily Rate (ADR) for an Airbnb in the month of June (in Costa Rica) has increased by $43.67 dollars from June 2019. 2024 had an ADR of $255.92 vs 2019 which had an ADR of $212.25. *We consider 2019 to be the last full calendar year with un-tainted arrival and vacation rental data.




3. Location Data

Nacascolo

Nacascolo or the Papagayo Peninsula charges an ADR of $1,992 with an average occupancy of 42.9%.


Las Catalinas*

Las Catalinas (the Tempate region) charges an ADR of $488 a night with an occupancy of 49.9%. *This includes Playa Potrero and Flamingo, which drags this number down significantly.


Nosara

Nosara charges an ADR of $463. Although third, Nosara ranks higher than the two above in average occupancy (55.80%).


Since June 2019, there has been 18,214 new airbnbs added to the vacation rental market. Over the last 1 year, there has been 6,417 new airbnbs added to the vacation rental market.


4. Conclusion


From what we've observed in the data, it seems as though the usual summer tourism rush is will be happening. June, July and August are months that re-bound from April and May dips, suggesting this year is following pre-covid trends. We are seeing the highs in the number of tourists entering the country (for June), and the most vacation rentals ever. Please contact us for more information!
